UAE’S AL SEEF TOWER NEARS TOP OUT

Al Habtoor Engineering is meeting its 21-month contract for the 43-storey Al Seef Tower in Jumeirah, Dubai with a seven day floor cycle using Doka formwork.
Al Habtoor Engineering, is close to topping out its 43-storey Al Seef Tower Project in Jumeirah on schedule using Doka formwork systems in a seven day floor construction cycle. The prestigious project was designed by Design and Architecture Bureau (DAR Consult).

Project Director, Suheil Al Rayes, confirmed that as main contractor, Al Habtoor Engineering, needed a formwork system proven in the region if they were able to meet the tight deadline of just 21-months.

Al Habtoor was able therefore to draw on its experience from the recently completed twin-tower 43-floor Al Jaber complex in Dubai’s Sheikh Zayeed Road, which used Doka systems.

“We needed a system which is both fast and can achieve the necessary high quality finish for this project,” said Suheil Al Rayes, adding, “Safety of the system for our operatives, particularly for the external formwork, was also a key factor.”

The tower is situated on a 62.50 m x 56.26 m plot, on the western outskirts of the prestigious Dubai Marina project.

The ground and mezzanine levels will be utilised as offices and retail outlets with a gymnasium, swimming pool and multi-purpose hall destined for the third floor. By the fourth floor, the dimensions for the main tower are almost 37 m x 37 m to give a typical floor area of 1369 m2 up to the 12th-floor.
Here with the inclusion of a balcony on each face, the area increases to almost 1500 m2. At the 36th-floor a larger cantilevered balcony is introduced up to the 43rd-floor for what are described as “some of the largest floor area penthouses in a project of this type in Dubai”.

Regardless of the balconies however, floors on all levels remain ‘typical’ allowing the contractors to meet the critical 7-day cycle using Doka’s 150F climbing formwork system for the external walls by the 12th-floor.

At the same time as construction of the tower was underway and working two floors above, Al Habtoor also constructed the project’s central 13.5 m x 13.5 m core shaft to house five lifts and two staircases; once again using the Doka 150F climbing system.
Dokaflex tables

Throughout slab construction of the 43-storey tower, Al Habtoor is using two sets of Dokaflex tables, each covering 1400 m2 approximately.
As ready-assembled units, the Dokaflex tables reduce the number of separate items needed for each floor formwork.

Pre-assembled tableforms are easily shifted in one piece to the next position to be cast without being dismantled. With fewer separate parts, formwork erection and striking are greatly accelerated; ensuring shortest possible forming times for the contractor.

Al Habtoor quickly recognised the ease and speed of operation of the system, allowing the fast 7-day cycles to be met.
