
The demolition of the 19-story former office tower at 100 S. Biscayne Boulevard is paving the way for the future One Bayfront Plaza development in Downtown Miami. Surrounded by occupied high-rise buildings and busy public roads, the project required an innovative protection solution to ensure safe demolition operations in a dense urban environment.
The One Bayfront Plaza demolition project involves the removal of a 19-story former office tower at 100 S. Biscayne Boulevard in Downtown Miami. The demolition is a key first step in preparing the site for the future mixed-use development planned by Florida East Coast Realty (FECR).
Due to the project's location in a densely built urban environment, the demolition works had to be carried out alongside occupied high-rise buildings and active public roadways. Protecting the surrounding area from falling debris while maintaining safe working conditions throughout the project was a critical requirement.
To meet these challenges, the Protection screen Xclimb 60 was selected as an alternative to conventional scaffolding solutions. When inspections revealed that parts of the existing steel structure were unsuitable for direct attachment, an engineered connection concept was developed to redistribute loads and adapt the protection system to the actual condition of the building. This enabled safe and efficient demolition operations under demanding inner-city conditions.

During implementation, the condition of the existing structural steel presented an additional challenge. Inspections showed that several aged and deteriorated beams could not safely accommodate the originally intended direct attachment of the Protection screen.
The project team responded with an innovative engineering approach designed to redistribute and reduce the loads transferred into the existing structure. The concept drew on a solution previously applied on two demolition projects and was adapted to the conditions encountered at One Bayfront Plaza.
For AlliedBean, this provided a practical path forward without relying on direct fixation to structural members that were considered unsuitable. The coordinated engineering response allowed the Protection screen concept to be adapted to the existing building conditions while maintaining the required focus on safety throughout the demolition works.
